Leaky Basements: Prevention and Treatment
Every homeowner that has a basement as part of their home will likely have a problem with foundation leaks at one time or another. Over time, as concrete degrades, these type of problems seem to be almost inevitable. However, by learning more about the causes of a leaky basement, treating and preventing the problem should be achievable.
Temporarily Install A Dehumidifier
A dehumidifier can act as a temporary solution to the collection of water in the basement. However, if it is the summer and you are running air conditioning through a furnace unit in the basement, it would typically be unnecessary to run a dehumidifier. Never use a dehumidifier as a long-term preventative measure, as it can draw water through the concrete, leading to the progressive development of many leaks.
Several measures can help prevent the development of leaks in your basement. Regularly clean out gutters, since improper draining can lead to pooling water which causes a Leaky Basement. Change the grade of soil outside your home’s foundation so that it causes water to flow away from your foundation towards your yard, not the other way around. Monitor tree growth to ensure roots don’t approach the foundation of your home. According to This Old House, “Shade trees with aggressive roots, like silver maples, should be planted at least 20 feet from your house to protect your foundation. Smaller species, like white fir, require only 10 to 15 feet of clearance.”
Determine Where Leaks are Coming From
In the early stages of basement leaking, it may seem almost impossible to find the source of a leak. Utilize some plastic wrap and tape it to areas of wall around the accumulation of moisture that you suspect may be the source of the problem. Make sure to tape individualized small sections, as this will allow you to identify the leak source area based on condensation.
